 October, 2009 – Missoula, Montana

The Missoula (Montana) City Council approved a major update of the city’s outdated Zoning Regulations.  The long awaited project, which was completed by the consulting team of Duncan Associates and Four Corners Planning, received overwhelming support from the Missoula City Council.  The new regulations include solutions to infill problems that had created a significant rift between the community and the planning staff.  The adoption of the new regulations is reported to be a “victory for people whose jobs have mired them in the old and tangled rules”.  "We look forward to our city zoning moving into the 21st century," said Kim Buchanan of the Missoula Organization of Realtors.   For more information, click on the following link: http://www.missoulian.com/news/local/article_3b63c33c-b233-11de-9072-001cc4c03286.html.

August, 2009 – San Juan County, New Mexico

The San Juan County Board of Commissioners selected Sites Southwest, Foresee Consulting and Duncan Associates to develop a Future Land Use Plan and initial Zoning Regulations to implement the San Juan County Growth Management Plan.   The lack of zoning protections and the radical changes in the economic base, from agricultural- to energy-based, have worked together to degrade the quality of life and appearance of the county.  Richard Grice will serve as project manager for Duncan Associates and will be the principal author of the zoning regulations. 

February, 2009 – Lincoln County, North Carolina

The Lincoln County (NC) Board of Commissioners adopted the Lincoln County Unified Development Ordinance, which was prepared under contract with Duncan Associates, a national planning firm specializing in land use implementation regulations.  Richard Grice served as project manager and was the principal author of the new code.  The Unified Development Ordinance replaces outdated regulations, and enables this rapidly urbanizing county in the suburban Charlotte area to direct growth consistent with community values as expressed in the Lincoln County Comprehensive Plan.  

July, 2008 – Alamosa County, Colorado

The Alamosa County Board of Commissioners replaced their outdated zoning and subdivision regulations with the Alamosa County Land Development Code, a unified development code.  Richard Grice served as project manager and was the principal author of the new code.  The Land Development Code, which implements the Alamosa County Comprehensive Plan, and was completed by Four Corners Planning. 

May, 2008 – City of Wayneboro, Virginia

The City Council of Waynesboro, Virginia selected Duncan Associates to re-write and update their zoning regulations with a new Zoning Ordinance.  Richard Grice will serve as project manager.  Project goals include new development standards that will promote and protect quality of live in Waynesboro and the community transitions from an industrial-base economy to a service-based economy.  The project is expected to take up to a year to complete.

June, 2007 – City of Deltona, Florida

The City of Deltona, Florida selected Richard Grice and Duncan Associates to update the City’s subdivision and zoning regulations with a modern, unified Deltona Land Development Code.  Richard Grice will serve as the project manager for the project.  The new code was drafted in parallel to work on the City’s new Deltona Comprehensive Plan.  Following adoption of the Deltona Comprehensive Plan, final changes were made to the Deltona Land Development Code as necessary to implement the Plan.

May, 2006 – Sumter County, Florida

Richard Grice joined the Duncan Associates Team working on the Sumter County Land Development Code.  Richard Grice will assume project management responsibilities with respect to the ongoing work on the new Land Development Code. 

April, 2006 – Missoula, Montana

The City of Missoula, Montana, selected Four Corners Planning and Duncan Associates for the preparation of rewritten Zoning Ordinance and Subdivision Regulations in the form of a unified Land Development Code. The new Code will serve as the primary documents implementing its land-use planning provisions. The Missoula City Council unanimously approved the Contract and Scope of Work on April 23, 2007.

March, 2006 – City of Shawnee, Oklahoma

The City of Shawnee, Oklahoma selected Richard Grice and Duncan Associates to update outdated subdivision regulations and zoning ordinance with a modern unified Shawnee Land Development Code.  On behalf of Four Corners Planning, Inc., Richard Grice will serve as the project manager for the project.  The new code will be designed to implement the City of Shawnee Comprehensive Plan.

January, 2006 -- City of Alamosa, Alamosa County and Town of Hooper, Colorado

The three jurisdictions have selected Four Corners Planning, Inc. and the Four Corners Planning and Design Group (of Durango) for the creation of a joint Alamosa, Alamosa County and Town of Hooper Comprehensive Plan and a Multi-jurisdictional Unified Development Code. On behalf of Four Corners Planning, Inc., Richard Grice took the lead on the completion of the Unified Development Code.

January, 2006 – Hinsdale County, Colorado

The Hinsdale County Planning and Zoning Commission voted unanimously to approve the Lake City/ Hinsdale County Comprehensive Plan as the first comprehensive plan for Hinsdale County, Colorado.  This action followed about a year of work on the project by Four Corners Planning.  The Plan is prepared as a joint plan for the City and County – adoption of the Plan by the Lake City Town Board is expected next month. Richard Grice served as the project manager for the project.

December, 2005 – Hinsdale County, Colorado

The Hinsdale County Board of County Commissioners selected Four Corners Planning to complete the Hinsdale County Land Development Code, a unified code, to implement the Lake City/ Hinsdale County Comprehensive Plan. The project is urgent since the County’s previous zoning was set aside by District Court as being invalid.  The project is planned for completion in a short six-month time frame.

November, 2005 – City of Palisade, Colorado

Four Corners Planning, Inc., in association with Four Corners Planning and Design Group (offices in Durango, CO), was selected to complete the City of Palisade Comprehensive Plan and to implement the Plan with a new Unified Development Code.  On behalf of Four Corners Planning, Inc., Richard Grice will take the lead on the completion of the Unified Development Code.

September, 2005 – City of Baytown, Texas

Richard Grice, in association with Duncan Associates (offices in Austin, TX and Chicago, Il), was selected to complete the City of Baytown Unified Land Development Code. Richard Grice will serve as Project Manager for the completion of the City of Baytown Unified Development Code.

December, 2004 – Lake City and Hinsdale County, Colorado

In late December 2004, the Lake City Town Board and Hinsdale County Commissioners selected Four Corners Planning to complete the first joint comprehensive plan, the Lake City/Hinsdale County Community Plan, for Lake City and Hinsdale County.  The project, which began in February 2005 resulted in a joint plan that will provides sound demographic and land use pattern guidance for local infrastructure planning and land use decisions for the next 20 years.

December, 2004 – City of Prescott, Arizona

The City of Prescott Land Development Code, which was completed by Richard Grice serving as Project Manager for Duncan  Associates (offices in Austin, TX and Chicago, Il), became effective.  The Code was formally adopted by the Prescott City Council six months previously.

Summer, 2004 -- City of Gunnison, Colorado

Four Corners Planning, Inc., in association with the Four Corners Planning and Design Group, of Durango, was selected in the summer of 2004 to complete an update of the City of Gunnison Comprehensive Plan and Land Development Code.  On behalf of Four Corners Planning, Inc., Richard Grice will take the lead on the completion of the unified City of Gunnison Land Development Code.

Spring, 2003 – Santa Fe County, New Mexico

Four Corners Planning, Inc.,  in association with Duncan Associates (offices in Austin, TX and Chicago, Il,  was selected to complete the Santa Fe County Unified Land Development Code. Richard Grice will serve as Project Manager for the completion of the Santa Fe County Unified Land Development Code.

June, 2000 – City of Farmington, New Mexico

Four Corners Planning, Inc.,  in association with Duncan Associates (offices in Austin, TX and Chicago, Il,  was selected to complete the City of Farmington Unified Land Development Code. Richard Grice will serve as Project Manager for the completion of the City of Farmington Unified Land Development Code.
