a planning consulting firm that was established to create and preserve great places.
We specialize in community visioning, and turning visions and plans into
codes. Four Corners Planning develops
comprehensive plans, future land use plans and area plans; and development
regulations (zoning, subdivision and unified codes) for cities and counties.
We also provide current planning services for client communities with limited
or no planning staffs. Unified
codes are a specialty of Four Corners Planning. Each of the Four Corners Planning’s unified
codes is a modern, fully-illustrated, land use regulatory system, which
combines subdivision and site development standards, and development review
procedures into a single integrated document.
All
of our land use regulatory documents are custom-designed to address unique
community needs and preferences with respect to such important issues as
development review procedures and standards, including environmental
protection, residential protection, land use compatibility, affordable
housing strategies, building design and placement, road and street, trails,
connectivity and use-specific standards.
We are well-versed in smart growth, new urbanism, sustainability and
green building issues. In short, Four Corners Planning helps communities
determine their ideal future condition and maximize livability within the
built environment. Established
in 1993, the firm has provided planning services to a wide variety of public
sector clients in nine states, including small towns and cities, rural and
urbanizing counties. Four
Corners Planning assists the private sector with wetland delineation services
and 404 permit approvals, and devises strategies to achieve local development
approvals, consistent with local plans and codes. Private sector representation is not
available within our active, public-sector client communities. Four
Corners Planning is affiliated with Duncan Associates (www.duncanplan.com), a
national planning and growth management firm specializing in plan
implementation with unified development codes, infrastructure finance and
impact fees.
